CRM enrichment

Your sheet or your database becomes your CRM’s enrichment engine

Score leads, tag them, record pre-approval status, persona or open-house notes in a Google Sheet. Whenever a row is added or changed, SyncYak writes it into the matching lead in Follow Up Boss, Lofty, HighLevel or Cloze.

  1. Start from your leads

The starter sheet fills the id column with your synced leads, so you only fill in columns.

  2. Map each column to a field

Pick the CRM custom field for each column header, exactly like field mapping from your database.

  3. Edit the sheet, the CRM follows

Add or change a row and the values land on the lead in your CRM, automatically.

Included from CRM Hobby, $29 a month.

And for every new lead

Enrich incoming leads before they reach you

Parse matches each new lead by email, phone, zip code or listing to a row of your sheet and adds its columns, such as the agent who owns it or the campaign it came from, before it goes to Zapier, your sheet or your webhook.

Included from Parse Hobby, $9 a month.

Jobs it does

What it takes off your plate

Speed-to-lead without the copying and pasting. Each job names the product that does it.

  • Catch every portal lead the moment it arrives

Ready-made templates read Zillow, Realtor.com, IDX website, CINC, BoomTown and Zillow mortgage lead emails. A catch-all handles the rest.

    Done with: Parse

  • Keep a lead sheet without typing

Each lead becomes one row in your Google Sheet: time, name, phone, email, property, price and source. Share it with your assistant or your team.

    Done with: Parse

  • Start your follow-up automatically

Connect Zapier and each new lead can add a contact to your CRM, text you the number, or start a drip, in any app Zapier reaches.

    Done with: Parse

  • Follow up from your own address

Connect your Gmail or Outlook so replies from leads reach your tools and follow-ups go out from you, not from a no-reply address.

    Done with: Mail

  • Keep your CRM enriched from a spreadsheet

Score leads, tag them and track pre-approval status in a Google Sheet; SyncYak writes each changed row into the lead in Follow Up Boss, Lofty, HighLevel or Cloze.

How it works

Set up in three steps, no code

  1. Sign up free and get your lead inbox

Your account comes with a Parse inbox right away, an address like [email protected]. Add the Zillow or Realtor.com template in one click.

  2. Forward your lead emails to it

Set a forward in Gmail or Outlook, or give the address to your portals as your lead email. Your own inbox still gets a copy if you forward.

  3. Choose where each lead goes

Share your Google Sheet with SyncYak and paste its link, or paste a Zapier Catch Hook URL. The next lead arrives as a row.

Before and after

What changes on a busy day

Three situations agents and loan officers describe, before and after the lead emails stop living in an inbox.

  • A solo buyer’s agent

A Zillow lead arrives at 7:42 PM during a showing and sinks under the evening’s email. You find it the next morning; the buyer has already booked with someone else.

At 7:42 PM the lead is a row in your sheet and a Zap texts you the name and number. You call back from the driveway, before the buyer moves on.

  • A loan officer

Pre-approval requests come from your website form, Zillow mortgage leads and a referral partner, each laid out differently. Your assistant retypes them every morning.

Every request lands in one sheet with the same columns, loan amount included, as it arrives. Your assistant spends the morning calling instead of typing.

  • A team lead

Every lead for the team comes to your inbox, and you forward each one to whoever covers that neighborhood.

A lookup in your territory sheet adds the right agent to each lead by zip code, and a Zap assigns it in your CRM.

Example situations, to show how the products fit a working day.

Lead sources

Pick your portals in one click, then forget about them

Ready-made templates know how each portal lays out its lead emails. Add the ones you get; a catch-all handles everything else.

  • Your leads land as rows in a Google Sheet you can sort, filter and share
  • Columns you choose, from name and phone to price and source
  • Edit any template, or ask us to add a source you use
The template gallery in the Parse console. Example selection.

Zapier

Turn each lead into the follow-up you already do by hand

Each parsed lead starts a Zap through a Webhooks by Zapier trigger. From there a Zap can reach your CRM, your phone and your drip campaigns.

  2. ThenCreate the contact in your CRM
  3. ThenText you the name and phone

Questions agents and loan officers ask

Something else? Write to [email protected] and a person answers.

Can my Google Sheet update my CRM?

Yes. Keep one row per lead, matched on the CRM lead id, and map each column header to a CRM custom field: a lead score, a tag, a persona, pre-approval status, open-house notes. Whenever a row is added or changed, SyncYak writes the values into the lead. A starter sheet fills the ids in for you. Included from CRM Hobby.

Do I need a developer?

Not for leads. Forwarding lead emails, choosing a template and sending rows to Google Sheets or Zapier is all done in the dashboard.

Not for CRM sync either: on every plan your CRM’s leads can land in a Google Sheet you share with SyncYak, one row per lead. A Postgres or MySQL database is there for teams that want SQL; after setup it runs on its own.

Which lead sources does it read?

Zillow buyers and sellers, Zillow mortgage leads, Realtor.com, IDX website registrations, CINC, BoomTown, Follow Up Boss, Velocify, Firepoint, eLead Network and paid social lead forms. A catch-all template covers anything else, and you can adjust any template.

What if Zillow changes its email layout?

The catch-all template still pulls out the name, email and phone, so the lead is delivered while the specific template is updated. Every email is kept, so nothing is lost either way.

Will it work with my CRM?

Through Zapier, with almost any CRM. Direct sync covers Follow Up Boss, Lofty, BoldTrail, CINC, HighLevel, Cloze, Brivity and KW Command.

Which plan do I need?

Free handles 100 lead emails a month and 3 mailboxes. A busy agent or a small team moves Parse, Mail and CRM to Hobby: 1,000 lead emails and 1,000 CRM leads every 30 minutes.

Is my leads’ information safe?

Lead emails are kept only for your plan’s retention period, 7 days on Free, then deleted. Connections use Google’s and Microsoft’s own sign-in, and you can disconnect any time.
